New Homeowners in Indianapolis!!!!

Congratulations to Aaron and Emily Pfister! They are first time home owners of a SPECTACULAR house in Indianapolis! We met a few months ago to talk about the expectations and come up with our game plan. They had a lease that they were dealing with and Emily didn’t want to start looking until they were in a position to make an offer. She knew she would fall in love with a house and want it RIGHT NOW! That is exactly what happened!

They found a house and kept driving by and walking by. She said that they really wanted this house. We walked through it, and they were in love. We looked at a few others, just to make sure, but they kept coming back to this one. They were ready to make an offer. We wrote it up and got it accepted! Within the month they moved into their new home!

This house is truly amazing! Every single thing has been updated. It is the most immaculate house I have ever been in. The back yard is completely private and it is over-flowing with beautiful perennials. The deck will be host to many parties I’m sure!

I am so happy for them! We all are! I had a great team working with me to get this done, so I want to give a shout out to all of them!

Congrats to New Carmel Homeowners!

Daniel, Laura, and little Violet are new residents of Carmel Indiana! They had a house to sell in Irvington (Indianapolis) first. They had their house listed with another agent at when they were referred to me. They were not happy with the service, so one of my clients suggested that they call me to chat about the situation.

I spoke with Laura on the phone and she seemed a bit discouraged. She really wanted to move, but wasn’t sure it was going to happen. I did a quick analysis of house and how it was marketed on the internet. I made a few suggestions about pictures and wording for her to tell her Realtor. She said that she wanted me to sell the house!

I met with her and Daniel. I made some suggestions and had a stager come in. There were only a couple things that we changed around. We adjusted the price down, only $2000, and I took all new pictures. We had an accepted offer in only 2 weeks!!!!!! Within a month, we had their house sold, and they found a new GORGEOUS home that has everything they were looking for! We closed on both houses on the same day and it was a smooth transition! They are an amazing family and I am so happy that I was able to get to know them! Congratulations Kizzee Fam!

Megan and Kevin are Building in Noblesville!

Congratulations to Megan and Kevin! They are building a brand new home in Noblesville IN. After a a few weeks of searching the resale homes, they decided that they wanted a brand new home that they could design. They interviewed a few different builders and they decided that Arbor Homes would be able to best fit their needs. Everything is in place and it will be completed in October. Stay tuned for the progress! Most buyers don’t realize that they need to be represented in the building process by a Realtor. The builders welcome Realtors and there is no difference in the cost of the house either way. The buyer never pays the Realtor commission, whether they are buying a resale home or building brand new. The seller or builder always pay commission. The role that a Realtor has in new construction, is to review the contracts, add verbiage if needed to protect the buyer, and help with the financing process so everything moves along smoothly from the signing of the contract through the closing. It is a fun and exciting process…especially when you can watch the home being built!Megan and Kevin 003

Congrats to Mark Bryson! He is a new homeowner in Lawrence Township. We have been working together for about a year now. He originally came to me to help him find a house to lease temporarily. He had a lot of different things going on and there were quite a few obstacles to overcome. Nothing we couldn’t handle though! He bought a beautiful 4 bedroom house with an outstanding basement! The basement is the perfect set-up for his man cave!

If that isn’t enough, he is right on the golf course! He is an avid golfer, so this is the absolute PERFECT fit. I have had so much fun getting to know Mark over the last year. I wish him many wonderful memories in his new home!

Home Buyer Seminar hosted by M&I Bank

Congrats to New Geist Homeowners!

Rafael and Marcie are the proud new owners of an incredibly GEORGOUS house on a stunning lake in Geist. Although this house has endless unique features, the view from the kitchen and screened in porch are to die for! They have this perfect dock out back for their boat, and fishing of course!

We had so much fun looking for houses. They wanted to make sure there was not one stone unturned, so we searched. At one point we were pulled over…kinda funny. One of the things that I love about my job is seeing my clients and their visions evolve. I love to watch them walk into a house and see them realize that this is their new home. So cool.

Even though we started off with an offer on the short sale right next door…the wait turned out to be too much. I’m glad they decided to move on, because they would still be waiting I’m afraid! At the end of the day, everything always works out, and they couldn’t be happier. I also found out that one of the guest bedrooms is now going to be a nursery! Yay!

Congrats you guys! I wish you love and happiness and many years of amazing memories in your new home!

Adventures in House Hunting!

This is a bit different from my typical blog. I usually do something informational, announcing my Happy Hours, or marketing an Open House.

I have to talk about this adventure that we went on a couple weeks ago. My client, we will call him River, had decided to look at houses on the northern side of Indy…up by Anderson and further. He wants a house with lots of land so he can…in his words…be naked going to the mailbox. I assume that’s without anyone seeing him.

When you are dealing with acreage, there are bound to be barns on the property and they are sometimes in less than fantastic condition. This was the case this particular Sunday morning.

We are with one of River’s friends, ‘Bud’. They decided to go together, which I’m pretty sure was decided over a few beverages the night before. I’m quite positive they were still licking their wounds. I think Bud let the weiser get the best of him. Anyway, we get to the first house. River decides that it is ok. Clean, neat, what appeared to be an odd flat-screen TV, actually was an old-school TV, with a square cut out of the wall, mounted on a man-made stand in the closet. Wow. Interesting. I always find something interesting though. They got a good laugh, I humored them….boys. (sigh). This house was a no-go because there was a ton of land, but no trees. There would not be much nakedness going on. Off to the next house.

The next house was built in the 1800’s, updated in the 1960’s and not touched since. There was wood paneling everywhere. There was a lot of original wood work that was beautiful, but in need of a little TLC. There were cubby holes, and secret closets and built in shelves and things (not sure of their purpose). All kinds of fun things that you don’t see in houses anymore. The odd thing was that there were these mirrors everywhere in the oddest places. If you would open a cabinet door, there was a mirror. As small as a rearview mirror and waste-high. All over. Creepy.

The barn is next. Pretty old and in need of a good paint job, but very well sealed…struck me as weird for a moment. I finally slid the door open. All three of us stood there staring in the barn, it was like some entity had a hold over us and we couldn’t do anything but stare. It was ODDLY clean. No smell of horses, hay, feed. There were rod iron bars on the windows on the inside, as if nothing were allowed out, if brought in. Yes, more mirrors and writing on the walls and florescent lights. It appeared to be verses from the bible. Ok, so now I’m getting a little uncomfortable, and that usually takes a lot. As I step back into the yard out of the doorway, I look down to my left and there is a dead cat!!!! I am not kidding! Poor thing looked like it starved to death. Clearly, the barn was modified to keep its victims from escaping.

I talked to the Realtor who had the listing and she said there was another showing that afternoon. I was with River, who has spiders the size of rats in his house and raccoons that come to him by name. Bud has probably baited his catfish hook with larger items, and has no problem jumping in the freezing cold water to put fires out set by drunks…don’t ask, but it has happened. I jump in the creeks and catch snakes for fun. The bottom line is that this cat didn’t really bother us, but it would probably bother the next people who came through. River grabbed a rake and started to scoop it up…this thing hadn’t been dead very long. I guided him out to the flower bed and dumped it in the bushes, out of sight. THAT was a first for me! The people that came through after us had no idea what we saved them from! Thank God for the boys!

River decided that this house was just too, well, demonic. There was a giant portrait on the wall of the upstairs in the barn….it was not good. We shut the door fast. We won’t even talk about the outhouse converted to kid’s time out area (we think) full a more waist high mirrors. Get me out of here.

The next house was better, but the house had no siding and the upstairs stank of vomit. That wasn’t good for the boys’ condition! We went to this barn that had a chicken coop full of roosters. There was a cat’s tail in it. A real cat’s tail that had been ripped off at the base by a rooster. Seriously??!! That was pretty nasty. What’s up with cats today!?

The last house was in bad shape, so we went to the super overgrown pasture to look around and there was a totally dilapidated barn. Bud was headed to the woods to take a look and River went in the barn. I followed River. The barn was falling in. I was just about to suggest we get out before it collapses on us, when this GIGANTIC bee thing swoops down and dive bombs us! I swear it was as big as a bird! We run out yelling like maniacs…who would have thought! Bees suck. We’re out. Done. River decided against all the houses…good choice.

We get back in the truck and head back to civilization. Another adventure. There is always a story to tell. I love my job! I have a feeling that there will be more adventures before River decides on a house. I’ll definitely share!
